A Glenmore Woods Homeowners Meeting was held on Monday, April 7, 2026, at 7:00 pm. The meeting was virtual over a conference bridge. These meeting minutes are in draft form, as the HOA has not yet approved them.

Call to Order

The meeting was called to order by Joe Sturonas at approximately 7:00 PM.

JMR Landscaping Introduction

Paul Zuzinec from JMR Landscaping provided an overview of the company, its leadership, and service approach. JMR is a local company with a focus on quality, safety, and communication. The company offers a full range of services, including landscape maintenance, design, and construction.

Key services for Glenmore Woods include (a list of all contracted services can be found here):

  • Spring cleanup beginning mid-April
  • Mowing is scheduled for Thursday, and bed maintenance is early in the week
  • Weekly lawn maintenance beginning early May
  • Rotational bed maintenance (weeding, pruning, upkeep)
  • Seasonal pruning and plant care
  • Four annual turf fertilization applications
  • Fall cleanup at the end of the season

JMR confirmed that lawn service will include mowing, trimming, and blowing debris from sidewalks, driveways, and decks. Wet conditions may result in delayed service to prevent turf damage.

Communication with JMR will be supported through their front office, which manages incoming requests and feedback. Homeowners may contact JMR directly for specific requests or service exclusions.

Additional discussion topics included:

  • Ability for homeowners to opt out of specific services (e.g., fertilization or bed maintenance)
  • Herbicide use and sensitivity considerations
  • Deck and hard surface cleanup during weekly service
  • Weather-related service adjustments and communication
  • Potential alternative to core aeration using a granular soil amendment (black gypsum)

JMR will coordinate communication regarding service delays and fertilizer applications, including advance notice where applicable.

Approval of Previous Meeting Minutes

A motion was made by James Proesel to approve the January 26, 2026 meeting minutes. The motion was seconded by Michelle M. and approved by all present.

Landscape Maintenance Update

The Board discussed the transition from Kinnucan Landscaping to JMR Landscaping. 

The Board determined that securing a new vendor prior to the start of the growing season was necessary to ensure continuity of service. The new contract with JMR represents a minimal increase over the prior agreement.

Dormant pruning at the front entrance has been completed in compliance with Village of Green Oaks visibility requirements.

Planning for improvements to entrance beds and common areas is ongoing and will be aligned with available budget resources.

Financial Update

James Proesel provided a financial update for Q1. The HOA remains in a strong financial position with no significant variances from the budget.

  • Prior year surplus
  • Projected surplus for 2026 remains positive
  • Landscaping remains the largest expense category
  • Reserve funds continue to be managed in interest-bearing accounts

The Board will review CD maturity and interest rate options in the coming months.

Open Forum

Pond Maintenance Discussion

A homeowner suggested pursuing a Village of Green Oaks beautification grant program to install fountains in the ponds to improve water quality and reduce algae buildup.

The Board will evaluate the feasibility of pursuing this opportunity.

Irrigation Update

The HOA is working with an irrigation contractor to restore functionality to the system along Ashford Drive. Coordination with JMR will ensure proper oversight of irrigation-related issues.
