A Glenmore Woods Homeowners AGM Meeting was held on Tuesday, April 3rd, 2025, at 7:30 pm. The meeting was virtual over a conference bridge. These meeting minutes are in draft form, as the HOA has not yet approved them.

  • Brandon Doyle,  Landscape Manager, Kinnucan

Brandon, the Landscape Manager, discussed the company's services, which include landscape construction, snow maintenance, and tree care. He mentioned that Kinnucan has been in operation for 55 years and currently employs around 48 people. Brandon also shared that they return all their employees year after year, with only one exception this year. He outlined their plans for spring cleanups, which will start next week, and the maintenance schedule, which includes weekly mowing, blowing line trimming, and pruning. He also mentioned that they will conduct weed control and fertilizer applications four times during the season. Maintenance is on Mondays, and mowing is on Thursdays (weather permitting).   • Flock Safety Update

On March 21, 2025, at 12:35 am, a pickup truck entered the neighborhood with a couch in its bed. After illegally dumping the couch on Ashford Drive, the vehicle left with an empty bed. Homeowners moved the couch to the roadside and reported the incident to the Lake County Sheriff, providing Flock Safety camera images, license plate information, and vehicle description.
The truck was identified as belonging to a Lake Bluff resident living about a mile away. When contacted by the Sheriff, the owner claimed someone else had borrowed his truck. The Sheriff instructed him that either he or his friend needed to retrieve the couch to avoid a fine.
Later that same day, at 10:30 am, the same pickup truck returned to collect the abandoned couch, demonstrating the effectiveness of the Flock Safety camera system in resolving the incident.

  • Green Oaks Update

Residents should be aware that Metra is currently conducting nighttime work at the railway crossing, which explains the recent increase in train horns being sounded as a safety measure. Though no completion timeline was provided, progress is being made on multiple fronts to address this issue. Rich Glogovsky is collecting information for Glenmore Woods Homeowners to coordinate quiet zone support requests to local politicians. Meanwhile, the Village of Green Oaks administration is actively engaged with Illinois railway safety personnel to advance this important community concern.

  • Landscape Committee Update
    • Service Highlights of Kinnucan
      • Grass is bagged as part of mowing (Thursday, Friday as heavy rain alternate); several different sized mower decks used, based on need.  Mowers will change patterns.
      • Weeding, bed maintenance, and hand pruning to maintain shape will be performed on a separate day of the week (Monday), but by the same crew.
      • Edging is included as part of weekly bed care and will be performed rotational basis.
      • We can expect a 4-man crew, which includes an English-speaking foreman.  A supervisor will visit the site weekly, but is not part of the crew.
      • Mowing general starts on the first week of May.  We can expect about 27 weekly mows, but spring and fall cleanup will be additional visits.  
      • Fall Cleanup: Kinnucan plans to blow leaves each week, as necessary, and vacuum the leaves from the street.  Leaves will be collected from all grassed areas, including along the the sides of the Ashford Drive thoroughfare and back yards.
      • Service Exceptions are allowed.
      • Kinnucun focuses on residential landscaping and is also open to homeowner requests for additional services (at home owner's expense).

 

  • Financial Update

J.V. provided a financial update, The financials were already provided to homeowners. 

  • Open Forum
    • Rt. 176 Widening Project
      • Current plan is to widen to 3 lanes total (one lane each direction plus center turning lane)
      • Project was recently discussed at a Green Oaks village meeting
      • Traffic study is in progress
      • Expected timeline for construction to begin around 2026
    • Pond Aeration Initiative
      • Previously discussed adding aeration to one or both neighborhood ponds
      • Waiting for Village of Green Oaks to finalize a structured format for beautification grant submissions
      • No progress can be made until the formal request process is established
