A Glenmore Woods Homeowners AGM Meeting was held on Tuesday, April 9th, 2024, at 7:00 pm. The meeting was virtual over a conference bridge. The HOA has approved these meeting minutes.

- Rich Glogovsky - Update on Green Oaks
Rich Glogovsky is a Trustee with the Village of Green Oaks Annexation, Planning & Zoning Chairman
Rich discussed several ongoing projects in the area. The main project is the expansion of Route 176, which will include a turn lane and will take about three years to complete. The project also includes acquiring small properties and easements along the road. Rich also mentioned the village's efforts to support various communities with maintenance and their cooperation with the forest preserve in cleaning up the bike path. Rich encouraged the Glenmore Woods HOA to keep in contact with the Village and ask for assistance where the Village might be able to help.

- Yellowstone Landscaping Services Update
Service runs from April 15 - November 30th
Yellowstone changed the service day to Thursday
If there are areas of your lawn that you don't want to be touched temporarily, you can mark off areas with your own markers, or you can obtain flags from Joe Sturonas' home on the porch.
Lucy is open to meeting with any homeowner at their home to address any concerns.

- Flock Safety Update
Flock Safety is a camera system that is motion activated and takes high-resolution pictures (not video) with License Plate Reader Cameras. The pictures are uploaded to the Flock Safety cloud to which Glenmore Woods would have access. The pictures are uploaded over LTE, so we don't have to worry about an Internet connection.
All homeowners are welcome to a Flock Safety account whereby they can search the camera for activity and view Insights which include Hot List Hits, Plate Reads, etc.

- Solar aeration system for the pond update
Updates from pond vendor:
Solar aeration is not user-friendly in northern areas like ours
It is not usable in the winter, which defeats the purpose
Their opinion is that electricity is a faster installation and requires less maintenance, and they recommend AirMax
We need to explore other options with the Village of Green Oaks

- Financial Update
J.V. covered the financial update of the balance sheet and P&L for the first quarter of 2024. Financials were emailed to all homeowners.
Action Item: Sarah to look into a higher interest-bearing account for the HOA's reserves
- Open Forum
A homeowner brought up there is a pothole in the front entrance.
Action Item: Joe will take pictures and contact the Village of Green Oaks, as they are responsible for the roads
There is a home that is currently vacant on Oakhaven that is in need of repair.
Action Item: Joe to research who is responsible for the estate and contact them
Is there anything in the declaration of covenants that prevents a homeowner from renting their home
Action Item: Sarah to research the Declaration of Covenants to see if there are any restrictions to renting
There is a budget for landscaping the common areas that the landscaping committee will look into. There were 2 volunteers to join Sue, Martin and Joe on the landscaping committee.
Action Item: Landscape committee to survey common areas and identify areas of priority.
