Glenmore Woods HOA Meeting, April 1, 2019

Glenmore Woods Home Owners Association meeting was held on April 1, 2019, at 7:00 pm. The meeting was at the Mariani offices at 900 North Shore Drive, Lake Bluff, IL 60044. The meeting lasted 90 minutes. The minutes from the meeting follow.

Native Restoration has purchased the seeds, waiting for Area 1 to dry out before planting. They have until June 1, 2019, to plant. Asked about a controlled burn in the fall, and Ryan Stanley did not recommend that, because the debris on the ground won't burn. He said he might wait another year for a controlled burn, which means waiting another year for seeding. He said Native Restorations also does plantings as well, so if homeowners are looking for privacy shields with native species, they would be happy to consult.

Kim Kropke was a guest representing BHHS Reality

She was asking about Glenmore Woods buckthorn eradication plans for clients she is representing. We explained the buckthorn eradication plans and our partnership with the Lake County Forest Preserve.

No assessment increase. Looking toward buckthorn remediation in conjunction with the Lake County Forest Preserve in the Winter of 2020. The board is looking to balance the remediation with the cost of stewardship of the cleared areas.

Discussed a proposal from the Association’s attorney to challenge the assessed value on Glenmore Woods home used for real estate tax purposes. Assessed values are reviewed every four years. If your assessed value is reduced, that number will be used in calculating your taxes for the next four years. If your home is granted a reduction resulting in reduced taxes, the attorney’s fee will be 30% of the savings you realize in the first year. The entire savings is yours to keep for years 2, 3 and 4. If your home is not granted a reduction, you will owe nothing as the work is being done on a contingency basis. If you wish to participate, please fill out and sign the last page of the attachment to me at your earliest convenience.

Justin is going to get a new quote from the contractor to look into raising the elevation by 2 to 3 feet so that we don’t have a project that will fail to drain the water from the Hickenbottom.

Justin Beger is on the Green Oaks zoning and plan commission, and he explained the projects they are looking into.

Pond maintenance will start in April or May depending on the weather. Continuing to use the same service as last year.
